Scope of Services

What do I do here at Heather Hanson Homes?

Exactly what Heather Hanson Homes provides, what it does not provide, and when you need to hire a licensed professional in your own state.

What I provide

In the Home Flow Lab and the Home Flow Method: educational instruction and worksheets. You do the work and you produce your own materials. What you make is yours.

In the Flow Plan Review: a recorded professional critique of a plan you designed, delivered as video plus a written summary.

In the Home Flow Consult: two virtual sessions, a flow plan drawn for your home and delivered as a PDF, a recorded walkthrough, and one round of revisions.

A flow plan is a scaled floor plan showing rooms, circulation, public and private zones, drop zones and spatial notes. It corresponds to the Programming and Schematic Design phases of a professional design process.

what is not included?

What I do not provide:

  • Construction documents. No framing plans, elevations, sections, details, schedules or specifications.
  • Stamped or sealed drawings, and no permit submittals.
  • Code analysis. Building code is jurisdiction-specific and requires a local professional.
  • Structural engineering. Beam sizing, load calculations and foundation work require a licensed engineer.
  • Interior design. No finishes, cabinetry specifications, paint, furniture or sourcing.
  • Construction administration. No bidding, contractor selection, site visits or project management.
  • Cost estimates. Any figures I share are ranges for comparison and planning, not quotes. Only a contractor in your market can price your project.
  • New construction design. I work on houses that already exist. I don't design homes from scratch and I don't sell house plans.
  • Pre-purchase house reviews. I don't evaluate houses you're considering buying. House hunting moves faster than this work can, and the Home Flow Lab is the better tool for that stage.
  • In-person services. All work is virtual. I will not be visiting your home.

When to hire locally:

Situations where you need someone in your state...

I'll say this during our work together if it comes up, and I'd rather say it early.

  • Your jurisdiction requires stamped drawings for a permit. Many do for structural work. Hire a licensed architect or engineer in your state. Bring them your flow plan.
  • Your project involves significant structural change. Removing a bearing wall, altering a roof structure, or changing foundations. A licensed engineer needs to be involved regardless of what your plan shows.
  • Your home has historic designation or is in a historic district. These reviews are specialized and local.
  • You're in an HOA or a jurisdiction with design review. Someone local needs to navigate that process.

Accurate information.

My work is only as good as what you tell me and send me. Measurements, photos and an honest description of how you actually live.

Verification before you build.

Anything I identify as likely structural, likely plumbing, or likely anything else is an informed read based on what I can see remotely. Confirm it with a contractor or engineer before demolition. I say the word "likely" on purpose and you should treat it as a real word.

Your own decisions.

I provide professional design guidance. What you build, who you hire and what you spend are your calls.
