If any of this sounds like your house, keep reading.

Every flat surface in your house is covered in stuff that has nowhere else to go. The mail on the kitchen island. The Amazon boxes on the dining table. The pile of shoes by the door.

Mornings feel chaotic no matter how organized you try to be. Someone bumps into someone else between the bathroom and the kitchen. Someone can't find shoes. Someone forgot a backpack in the bedroom. Every morning is a small negotiation with the house.

You dread having people over. Not because you don't like your friends, but because hosting requires a deep clean of rooms that shouldn't be visible to guests in the first place.

Certain rooms feel cramped even though they're not actually small. The kitchen that feels tiny isn't tiny. It's just working as a hallway, a storage overflow, and a cooking space all at once.

You keep walking back and forth to finish one simple task. Coffee and toast should take one trip. If it takes five, your everyday zone has a problem.

If three or more of those describe your house, you don't have a storage problem. You don't have a size problem. You have a flow problem.

And that means more storage won't fix it. Bigger furniture won't fix it. Even a renovation won't fix it, unless the renovation is solving the right problem in the first place.

Here's What usually happens...

Most renovations fix the wrong thing.

You feel cramped, so you assume you need more space. You start pricing out an addition. You hire a contractor. You spend $40,000, $80,000, sometimes more. The addition gets built. And six months later, the house still doesn't feel right.

Or you decide the kitchen is the problem. New cabinets. New counters. New appliances. $50,000 in. And the kitchen is beautiful. But the daily chaos that drove you crazy in the first place? Still there.

The renovation didn't fail because it was poorly executed. It failed because it was solving the wrong problem.

The kitchen wasn't actually small. It was working as a hallway. The house didn't actually need more bedrooms. It needed a real entry, a place for daily clutter, and a layout that didn't force you to walk through the living room to get to bed. The addition didn't need to be bigger. It needed to fix the original house's flow at the same time.

These are not problems you can see when you live inside them. You've normalized them. You walk around them every day.

That's what a Home Flow Consult is for.

Two sessions. One custom flow plan. Real clarity.

A Home Flow Consult is a focused, two-session engagement where I help you figure out what's actually going on with your home, then design a custom flow plan that fixes it.

It's not a course. It's not a webinar. It's not generic advice. It's me, looking at your specific floor plan, listening to how your specific family moves through your specific house, and sketching a real solution you can take to your builder.

By the end, you'll know exactly what to fix, in what order, and why. You'll have a sketch in your hand. And you'll stop wondering whether you should renovate, add on, or move, because you'll have the answer.

What's Included:

• Session 1 (60-90 minutes, Google Meet): We talk through what works and what doesn't, walk through your daily routines together, and identify the real flow problems hiding in your layout.
• Flow Fix Floor Plan (first sketch): I create a custom floor plan sketch that solves the flow problems we identified in Session 1. Delivered by email within one week.
• Session 2 (60-90 minutes, Google Meet): We review the sketch together, I walk you through the reasoning behind each move, and we talk through any revisions you want.
• Final Flow Fix Floor Plan: Revised PDF with the final layout and notes you can hand to a builder, lender, or contractor.
• Recorded video walkthrough: I record a short video explaining the final plan so you can rewatch it later (and share it with your spouse, your contractor, or anyone else involved in the decision).

From a recent client:

"It's such a game changer. Everything just works. It makes my brain feel less cluttered."

Michaela's house felt impossible for a growing family. We reworked her layout, kept the same square footage, and changed how every part of the day felt. (Also, that photo is Michaela hanging drywall in her new laundry room - yes girl!)

How it Works

Here's exactly what happens after you book:

01

Book your consult

You'll book and pay through the link below. After booking, you'll get a short intake form asking for your floor plan (or rough sketch), photos, and a few questions about your daily routines.

02

Session 1 (60-90 minutes)

We meet on Google Meet. I'll walk through your floor plan with you, ask the questions an architect asks (the ones you didn't know you should ask), and help you see what's actually creating the friction you feel every day.

03

I sketch your flow plan

Within a week, I'll send you a custom floor plan sketch. This isn't a generic template. It's drawn for your house, your family, and the specific problems we identified together.

04

Session 2 + final plan

We meet again to review the sketch, discuss the reasoning, and talk through any revisions. After our second session, I send you the final PDF (incorporating any revisions we discussed) with notes and a video walkthrough you can keep forever.

A Home Flow Consult is especially helpful if you're:

If you've been circling this decision for months (or years), this is the conversation that ends the circling.

• Planning a renovation and want to make sure you're fixing the right thing
• Considering an addition but not sure what size or where it should go
• Frustrated with the layout of your current home and don't know how to start
• Trying to decide whether to renovate or move
• Comparing different floor plans and want professional eyes before you commit
• Tired of Pinterest advice that never fits your actual house

why i can help

I've been where you are.

I'm a licensed architect. I've personally renovated five houses (and lived through every one). I know what it feels like to live in a house that almost works but doesn't quite, because I've lived in those houses, and I've fixed them.

I built this consult because most homeowners can't afford a traditional architect's fee structure. A full-service architect typically charges $5,000 to $15,000 for the kind of layout work that goes into a renovation or addition. That's out of reach for most families I talk to. So they end up working with a contractor who builds what they ask for, instead of an architect who would have asked them better questions first.

The Home Flow Consult is the answer to that gap. You get the architect's eye, the architect's training, and the architect's drawing, at a fraction of what a full-service engagement costs. Because most homes don't need a complete redesign. They need someone who can see what's actually wrong and sketch the right fix.

That's what I do.

"We almost built the wrong addition."

Josh and Ashley had three kids and two of them sharing a tiny bedroom. They'd designed an addition themselves: two new bedrooms and a living room. It was big. It was expensive. It was what they thought they needed.

It's true. They needed more bedrooms and more space. But then we started talking about the rest of the house. The kitchen had a pinch point. The laundry was a closet that took over the dining table every load. The back door dumped straight into the kitchen with no place for muddy boots. Every part of their everyday zone was broken, and they thought they'd just deal with those problems later.

We redesigned the addition. Same footprint. Same budget. But we used it to fix the whole house. And the daily friction they'd been living with for years just disappeared.

Here's what you walk away with.

01. A clear, professional answer to the question you've been circling for months.
Whether to renovate, add on, or move. No more spreadsheets at midnight. You'll know.

02. A custom floor plan sketch designed specifically for your home and your family.
Drawn by a licensed architect. Yours to keep, share, or hand to a builder.

03. Confidence in your renovation BEFORE you spend tens of thousands on construction.
The cost of a Consult is a fraction of one wrong renovation decision.

04. A clear next step you can take to a builder, a lender, or your spouse.
With reasoning, with notes, and with a video explanation you can rewatch.

05. Relief.
Knowing your house can actually work, and knowing exactly how to get it there.

The Home Flow Consult

A small investment compared to the cost of one wrong renovation decision.

$897

Limited to a small number of consults each month so I can give every client the attention this work requires.

For comparison: a traditional architect typically charges $5,000 to $15,000 for the layout work that goes into a renovation or addition. The Home Flow Consult is designed to give you the architect's eye and the architect's drawing, without the architect's full-service price tag.

Questions before you book?

Q: Why not just hire a local architect?

You can. And if you've got the budget for a $5,000 to $15,000 full-service engagement, that's a great option. But most homeowners I talk to don't need a full architectural service. They need someone who can spot the layout problem, sketch a real solution, and help them stop second-guessing themselves. That's what a Home Flow Consult is. It's the architect's expertise, scoped to the layout question, at a price that doesn't require a second mortgage.

Q: How is this different from working with a contractor?

Contractors build. Architects think. A contractor will build whatever you ask for, exactly the way you ask for it. An architect asks the question your contractor never will: are you sure this is the right thing to build in the first place? Most renovations that fail don't fail because of bad construction. They fail because the wrong thing got built.

Q: Do you only work with people in Colorado?

I'm based in southwest Colorado, but I work with clients all over the country. The Home Flow Consult is fully virtual through Google Meet. I've worked with families on both coasts and everywhere in between. Your floor plan and your daily routines are what matter, not your zip code.

Q: What if I'm not sure I want to renovate yet?

That's exactly when this is most useful. Most of my clients book the Consult while they're still deciding. The whole point is to give you the information you need to make the decision in the first place. You'll leave with a clear answer, even if the answer turns out to be "this house is fine, you just needed someone to confirm that."

Q: What if I haven't taken your quiz, the Lab, or the Method first?

You don't need to. You can book a Consult cold. The other offers exist for people who want to learn the framework themselves before committing to a Consult, or for people who aren't ready to invest in a Consult yet. If you're already sure you want professional help with your layout, this is the right place to start.

Q: How long does the whole process take?

About 2-3 weeks from your first session to your final plan. Session 1 happens within a week of booking. The first sketch arrives within a week after Session 1. Session 2 happens about a week after that. The final plan goes out within a few days of Session 2. If you're on a tighter timeline, mention that when you book and I'll do my best to accommodate.

— but not quite —

there’s a reason.

And the reason is fixable. Most homeowners just don't know what to look for, or what to do about it once they see it.

A Home Flow Consult is the conversation that changes everything. Two sessions, one custom floor plan, and the answer to a question you've been circling for too long.

Book your Consult. Let's figure out what's actually going on with your house, so you can stop wondering and start fixing the right thing.
