The Anchor

A balanced, privacy-forward home that holds everyday life steady.

House Plan Collection

One Design.
Three Right-Sized Versions.

Each version shares the same architectural core. The difference is capacity—supporting spaces layered around that core so you can choose the amount of house that fits your daily life without redesigning everything from scratch.

The Anchor House Plan is available in three versions.

1 Bedroom | 1.5 Bathroom | 1,368 sf

The heart of the Anchor is designed to be quiet and cozy with lots of opportunity to spend time together in the house or apart.

The kitchen and dining room are open to each other and to the back porch, creating a spacious and bright gathering area for entertaining, cooking dinner while the kids play outside, or just hanging out.

The living room is connected to the kitchen and dining through open doorways, but still separate enough for people to be doing their own thing in each space without tripping over each other.

A dedicated entry space, open to the living room but neatly divided by a half wall with built in bench seating captures items like bags, boots, and coats before they explode into the living area. Likewise, a combined mudroom and laundry room at the back entry capture the clutter and mess before it enters the main house.

The primary suite is not too big, but not too small, and provides privacy and separation from the main living spaces without a large and expansive footprint.

Primary Suite | 2 Spare Bedrooms | Dedicated Office | 1,925 sf

The Expanded version is designed for families who want a small and contained house but also work from home or need a secondary living space.

In this version, a 10' x 9' office is between the secondary bedrooms. This office can feel big and spacious by opening the double pocket doors to the hall, or it can be contained and private by closing the double pocket doors.

The office doesn't have to be an office either. It can be a playroom, tv room, guest room or gym. It is designed to flex and grow with you as your life flexes and grows.

From the Architect

The Anchor collection was inspired by classic 1950's homes - smaller in scale and simple in ammenities - but updated flow for modern family life.

To me, this collection is about a cozy, classic home that let's you unwind together or alone at the end of a busy day.

All three sizes are designed with that in mind.

Warmly,

Heather

What is Included

What’s included with your plan purchase:

Every plan set includes the architectural construction drawings needed to build the home design.

Included:
  • area plans
  • floor plans
  • roof plans
  • elevations
  • sections
  • interior elevations
  • reflected ceiling plans
  • electrical diagrams
  • window/door schedules
  • renderings

Not included (because they are site- and jurisdiction-specific):
  • Foundation plan
  • Structural drawings
  • Mechanical drawings

Because every build site and jurisdiction is different, you may need a local structural engineer (and other local professionals) to complete site-specific requirements. If your jurisdiction requires an architect’s stamp, Heather Hanson Homes does not provide one. Confirm requirements before purchasing.

The Build Clarity Framework

Build Clarity is the right-sizing framework that helps you decide how much house you actually need—so you can choose a plan without second-guessing.
It explains why these decisions feel hard, teaches core vs. capacity, and helps you apply the logic to your real life—not a hypothetical future.
